Adiabatic unit hygiene service

Industry: Food and Beverage
Location: Lockwood, Victoria
Year Completed: 2023
Type of system: Adiabatic Unit

Coolclean Job Performed

  1. The cooling tower was disinfected, power washed and pressure cleaned.
  2. All drift eliminators were removed, pressure cleaned, and re-fitted.
  3. There was a small build-up of dirt and scale within the basin.
  4. The drift eliminators required extra support horizontally, as the middle eliminators were starting to bow and drop.
  5. There were two valves on the drain line; the one closest to the tower had a broken handle and was left open. (This causes something called “dead leg,” as water is allowed to sit in the length of the pipe to the secondary valve. This water, over time, will grow bacteria and be pushed back into the basin and allowed to circulate through the system).

Coolclean Recommendations

  1. Coolclean recommended installing FRP angles on the front and back of the eliminators to provide extra support and an even tighter fit, which overall reduces the chances of any drift from the tower.
  2. On this job, Coolclean also noticed that there is only one small platform around this tower, only allowing access to the hatch and one louvre. (This means the three remaining louvres on the tower have not been cleaned from the outside.) It is recommended that an access platform be built so full access is available to the cooling tower.

Fan coil unit hygiene service

Industry: Food & Beverage
Location: Braeside, Southeast Melb
Year Completed: 2023
Type of System: Fan coil unit

Jobs Coolclean Performed

1. Fan coil unit disinfected, cleaned and protected.

Coolclean Recommendations

  1. The drain line could not be removed due to fixed installation, which means we couldn’t put a pan tablet in there, however we flushed it out as best we could.
Tarp used below the FCU to catch as much water as possible to avoid it leaking through the floor to the freezer below.
  2. The access to the FCU required a 2.9m platform ladder to service. The ladder on-site was unsafe to use so recommended to replace.

Air handling unit hygiene service

Industry: Food & Beverage
Location: Braeside, Southeast Melb
Year Completed: 2023
Type of System: Air handling unit

Jobs Coolclean Performed

1. AHU disinfected, cleaned and protected

2. Coil pressure cleaned

3. All surfaces wiped and vacuumed

4. Filters been replaced.

Coolclean Recommendations

  1. More regular cleaning is required due to the air borne flour.
  2. There was also quite a bit of corrosion around the base of the coils and the supports.
Drains were flushed down but need a better drain solution, where the flour and
water build up won’t be as significant.

Cooling tower hygiene service

Coolclean Job Performed

  1. Cooling tower was serviced and power cleaned.

Coolclean Recommendations

  1. The pump supports are corroded.
  2. The basin is starting to corrode.
  3. The water in the pit flows away from the drip sump making it very difficult to clean out, a vacuum truck would allow for a more thorough clean of the pit.

Coolclean Recommendations

  1. The basin and casing are corroded and putting. Holes are developing around the drift eliminator section.
  2. The access hatch seals are worn, hatches need to be over tightened to stop leaks. It is recommended that the seals are replaced.
  3. It is recommended that grease lines are installed for the fan bearing, this would allow for the bearings to Belen greased with the need to remove safety guards.
  4. It is recommended that retaining straps are installed over the drift eliminators.
  5. The tower has a mesh screen fitted over the air inlet, as it becomes dirty it could restrict airflow through the unit and lead to higher operating temperatures.
